Tenants

We like to build good relationships with our prospective and existing tenants. We aim to provide good quality properties which are well maintained at a fair price. We ensure that our landlords undertake a commitment to deal with maintenance issues in a timely manner and we have a team of friendly, trustworthy, reliable contractors to attend to any issues. We pride our self on being approachable and accessible and we are contactable weekdays from 7am-6pm and on Saturdays 9am-3pm. If there is a emergency we can be reached outside these hours.

Under new legislation, there are no fees payable by the tenant. You will, in most instances, still be required to provide references which will usually include:
A credit check
Details of your current employment
A reference from your most recent or current landlord. 
Currently, we have a legal obligation to carry out a Right to Rent check. We must see you and your passport or identity card for verification purposes.
You are required to disclose whether you have a bad credit history or any County Court Judgements. If you fail your referencing due to discrepancies on your form, you will not receive a refund of any monies paid.
We require one of the following:

  • That you are in full time, permanent employment and that you have the affordability (roughly 3 x the rental amount)
  • If you are a student, you have a UK guarantor who must be a homeowner who will need to be referenced and sign the tenancy agreement
  • If you are moving from overseas and cannot provide references or you are looking for employment or are retired, that you have adequate savings which cover the WHOLE OF THE TENANCY PERIOD
  • If you are self employed that you have an accountant or bank statements that you are able to provide for the last 6 months

We accept PIP payments with supporting evidence.
We work with various Councils and our landlords do accept people on Housing Benefit subject to individual circumstances. You must be able to provide a UK guarantor.

You will be required to secure the property with a holding fee. This will be equivalent to 1 week of the rental value of the property and will be taken off the 1st month’s rent when you move in.  
All tenants are required to pay a 5 week deposit.  Your deposit will be registered with the Tenancy Deposit Scheme and you will receive a certificate and prescribed information of how to access your deposit details when you move in. If you are permitted to have a pet at the property, we will require an additional clean and fumigation addendum.
All the tenants named on a Tenancy Agreement are JOINT AND SEVERALLY LIABLE- please make sure that you understand the implications of this before undertaking a commitment with someone you may have never lived with before.
You are required to pay your rent on time each month. You will be charged a late rent fee of £20 every time there is a late payment and a late rental payment may affect any reference you require at the end of your tenancy.

The landlord will usually have an inventory and a checkout carried out. You will receive a report from an independent inventory company at the start of your tenancy and you will have 7 days to make any amendments to this document which is what will be then used at the check out. The checkout is carried out immediately after you move out of the property and any deductions may be made in accordance with any dilapidations which have occurred during your tenancy.
You will receive a receive a welcome pack when you move in which will include details of your utilities, your gas safety certificate, a copy of the EPC, a copy of the EICR your sets of keys and information about renting. You will receive a copy of both your Tenancy Agreement and Inventory electronically. The agent has 30 days to register your deposit under their chosen scheme. The scheme that we use is the TDS custodial scheme. You will receive prescribed information about how your deposit is held and a deposit certificate within 30 days of your tenancy starting.
You will not be charged for renewing a Tenancy Agreement but will be charged should you want to make an amendment to an existing agreement.
