We have a proven track record in obtaining reliable, quality tenants and we are able to do this by asking pertinent questions and through a thorough referencing process so you can have total peace of mind. We don’t sell insurances to cover ‘rental arrears’ because we don’t have any. In this digital age it is unnecessary to have a shop front. Our fees can remain competitive whilst our service is never compromised.

Our landlord fees are fair, simple to understand with no hidden extras.

Marketing and Letting the Property -applies to Introductory, Part Managed and Fully Managed services

  • Visit the property to assess and advise on current rental value and the lettings process.
  • Photograph and advertise the property on On The Market, www.lloydslettings.com and on social media platforms
  • Arrange and carry out accompanied viewings for prospective tenants
  • Provide feedback on tenant suitability and insights offered at viewings
  • Conduct thorough referencing to include: Right to Rent, employment, previous landlord and credit checks
  • Prepare and sign on behalf of the landlord the Assured Shorthold Tenancy Agreement (a minimum of 6 months)
  • Arrange the inventory
  • Administer the deposit and provide the certificate and prescribed information through the TDS custodial scheme
  • Receive from the tenant the first month’s rent, deposit, signed Tenancy Agreement and transfer balance of money less our fees
  • Notify the landlord 2 months before the tenancy is due to end

Managing and Administrating the Property-applies to Part and Fully Managed Services

  • Collect and disburse the monthly rental income less any fees and expenses
  • Administer and sign tenancy renewals
  • Negotiate and review rents on an annual basis
  • Demand and attempt to recover rent or sums of money due or in arrears and serve appropriate notices where required
  • Arrange the checkout
  • Negotiate and disburse the deposit at the end of the tenancy. 




  • Being the point of contact for dialogue and communication with the tenants to manage any maintenance issues (and use our trusted, reliable and reasonable contractors to carry out remedial works where necessary)
  • Notifying landlords when tenancies are due to end and renewing tenancy agreements and negotiating rental increases
  • Carrying out a mid term inspection – the landlord will receive a report on the condition of the property. (an inspection will be carried out once during a 6 or 12 month term)
  • Attempting to recover all rents and sums owing and managing and serving appropriate notices where required and keeping landlords abreast of all new legislation which could affect the property
  • There are no additional arrangement fees

  • HMO We can provide assistance with applications on HMO’s. We can submit an application on your behalf and we will help you to collate all the supporting documents. Currently a license lasts approximately 5 years. If you wish us to be the license holder there is a charge for the duration of the license.
  • Planning Permission we can submit necessary documents and plans on your behalf and liaise with managing agents and freeholders.
